Yes. We will carry out checks to see if you have the finances, not only to secure the property but also to pay the rent going forward. We will also check to see if you have any CCJs or Court Orders registered against you.
Yes. We need to ensure that you have the Right to Rent within the UK. We will usually check this using your passport, drivers’ licence or a current council tax or utility bill. If you do not have any of these, you are free to call and ask what your options are.
Prior to your tenancy starting we will register your deposit with the Deposit Protection Scheme. This does not go to your landlord. At the end of your tenancy we will check the property for any damage or disrepair above fair wear and tear. We will use the inventory to assess this and put a case to the DPS along with any invoices such as for cleaning, pest control and neglect.
After 3 months your property will be inspected. This is to check that there are no breaches of tenancy but also an opportunity for you to raise any concerns or worries that you have. If you cannot make an inspection date for any reason, just let us know and we can either rearrange or access your property with a spare key if you are agreeable. Inspections will then take place throughout your tenancy.
If you wish to repaint, hang pictures or shelves or make any other changes to the property or garden itself you will need to ask for permission. If you do not, then the landlord can request that you either return the property to its previous condition or money will be deducted from your deposit to rectify this.
Not without permission. The landlord or Savill Andrews are only allowed to access your property with consent with at least 24 hours notice unless there is an emergency such as a leak that could damage the property or surrounding properties. However, you are required to allow maintenance to be carried out.
